Residential construction superintendent position supported by a Project Manager overseeing employees, subcontractors and vendors. Responsible for day to day on site operations on over fourteen properties at a time.
Responsibilities and Duties:

• Schedule all subcontractor activities and monitor their progress, performance, and quality of work
• Meet subcontractors for layout, questions, and planing.
• Responsible to control of costs and materials management and procurement
• Exercises control over scheduling and construction progress in order to complete construction projects within time limits
• Inspects construction work to ensure conformity to plans & specifications and meets quality expectations
• Constantly check for quality and correct installations
• Coordinate and schedule all job inspections as required by local codes
• Report to the Project Manager each week on project progress
• Maintain plans, specifications, and as-builds at the job site
• Safety monitoring
• Perform field labor for any trade tasks when necessary to finished jobs on time.
• Successfully work out plan conflicts between engineer and architect while maintaining cost effective solutions
• Inspect jobs in process and at completion
• Schedule and complete required building inspections
• Communicate and schedule with subcontractors throughout building process
• Organize and prepare for each subcontractor and inspection
• Approve subcontractor invoices

Planning and design of minor maintenance and construction projects requiring knowledge of engineering methods, techniques and procedures.

Coordinate project activities , meetings with contractors regarding field problems encountered by substantially diversified procedures and specialized standards involving differing situations requiring use of judgment. Working under limited supervision where the work assignments are subject to established methods, techniques and procedures, planing and organizing the work, determining priorities.

Responsibilities

• Plans and designs maintenance and construction projects such a water lines, drainage and culverts installations.
• Prepares cost estimates for construction of proposed projects
• Reviews contractor plans, specifications and permit applications for adherence to standards
• Conducts surveys of proposed sites and prepares plans and specifications for construction
• Inspects projects during construction for adherence to plans and specifications
• Reviews project disbursement requests and authorizes payments to contractors or consultants
• Maintains project records and prepares project status and related reports
• Prepares and acquires necessary permits from local, state and federal agencies.

Inspect contracted services and various types of construction projects that include roadway, drainage, and grounds maintenance to ensure compliance with City of Jacksonville Standards and contract specifications.

Reviewed blueprints, drawings, and specifications to verify accuracy of project plans.

• Contacts with citizens and contractors require courtesy, tact, and skills in understanding and influencing people to resolve construction problems and complaints
• Work is standardized in that tasks are covered by substantially diversified procedures and specialized standards, and because of changing priorities or different situations, the employee has the latitude to consider which of the many procedures or standards should be followed and in what sequence
• The work is performed in the field where there are some risks and hazards, but they are known, predictable and controllable
• Operates gauges, levels, radios, calculators, computers, and a motor vehicle
• The physical demands consist of walking, standing, sitting, and bending, and exposure to dust, dirt, heat, and other unpleasant conditions
• The work is performed under general supervision where the work assignments are varied, and latitude is permitted to set one's own priorities subject to supervisor’s approval.

• Over six years of experience on AVUM (flight company) acquiring and developing numerous skills on scheduled and unscheduled maintenance and inspections on AH-64 helicopters
  
• Three years of experience on an AVIM unit gaining skills on 500hr inspection and aircraft major maintenance
• Maintain over ten AH-64(Apache) during deployment in Afghanistan
• Over two years of Mid-Level manager experience (Squad Leader) for flight companies coordinating flights and maintenance
• Supervised team of ten maintainers maintaining an overall readiness rate of over 90% of the fleet
• Managed personnel issues such as performance appraisals, disciplinary actions, and training programs for staff members.
• Led five personnel as a night shift supervisor, supporting the night operation and maintenance of eight helicopters
• Enforced maintenance procedures while meticulously inspecting over $125M worth of army aviation equipment
• Test, Measurement, Diagnostic, and Equipment calibration coordinator and supervisor
• Plan and conduct weekly training on proper aircraft maintenance and procedures for 24 team members
• Crew member of a UH-60(black hawk) aircraft for VIP missions during deployment in Iraq.
• Supervised and coordinated the activities of aircraft mechanics engaged in repair, maintenance, and inspection of aircrafts.
